Title Search

A registry-level check of who legally owns a plot before you go further.

A title search is the first, non-negotiable step before any land purchase in Ghana. We query the Lands Commission record for the parcel — through the GELIS online portal where the region has been digitised, or in person at the regional office where it hasn't — and come back with the registered owner's name, the lease term on record, and whether any caution, mortgage, or encumbrance has been placed against the title.

On its own, a title search tells you what the paper record says. It does not confirm that the seller in front of you is actually entitled to sell, that the boundaries match the site plan, or that no family member disputes the sale — that's what our full due diligence package covers. Most clients start with a title search to rule out the worst-case (a plot already sold, litigated, or mortgaged) before spending more on lawyers and surveyors.
