How long does a basic title search take?

In the seven GELIS-covered regions, typically 3–7 working days. In paper-based regions, plan for longer since the search has to be done in person at the regional office.

What's the difference between a title search and full due diligence?

A title search only checks the Lands Commission registry record. Full due diligence adds an independent lawyer's review of the ownership chain and litigation history, plus a licensed surveyor confirming the boundary on the ground matches the site plan.

Do you work with buyers based outside Ghana?

Yes — a large share of our clients are diaspora Ghanaians buying remotely. We handle the site visit and in-person steps on your behalf and report back with documentation you can review from anywhere.

What if the land turns out to be family or stool land?

We identify the correct principal family members or stool authority for that specific parcel and confirm the sale was properly sanctioned by all of them, not just one representative — see our Family & Stool Land Verification service.

What happens if you find a problem?

You get a clear, documented explanation of what the issue is and what it means for you — whether that's renegotiating, requesting a specific fix before proceeding, or walking away. We don't soften a bad finding to keep a deal alive.

Can you handle registration after due diligence is done?

Yes. Our Registration Assistance service manages the indenture, stamp duty payment, and Lands Commission submission, and tracks it through to completion.

Which parts of Ghana do you cover?

Are you a law firm?

No. We coordinate the process and run registry checks; legal opinions on every job are given by an independent, GBA-licensed lawyer, and we're transparent about that distinction.

How much does this cost?

A basic title search starts around GHS 250–600. Full due diligence typically runs GHS 4,500–15,000+ depending on property value and complexity — see our Pricing page.

What do I need to send you to get started?

The property location, the seller's name, and any documents you already have — indenture, site plan, or previous search results. We'll tell you what else is needed.
