A huge share of Ghana land disputes trace back to one sentence: "the family agreed." Family land and stool land are not owned by one person, so a sale signed by a single family head or a single elder — without the consent of the other principal members, or without the knowledge of the stool — can be challenged years later by relatives who say they were never consulted.

We identify who the principal members or stool authorities actually are for the specific parcel, confirm the sale was properly sanctioned, and document that consent in writing. Where the land sits under a paramountcy (common around Kumasi and much of the Ashanti Region) we also confirm the stool's own records agree with what the family is telling you.
